General Real Estate Terms

1. Agent - a person who works for a seller, buyer, or both during a real estate transaction.

Thai - บุคคลผู้ชี้ช่องให้บุคคล 2 ฝ่ายได้ทำสัญญาซื้อ, ขาย, เช่า หรือสัญญาใดๆ ที่เกี่ยวข้องกับอสังหาฯ 

2. Landlord - a person or organization that owns a building or an area of land

Thai - เจ้าบ้าน เจ้าของกรรมสิทธิ์ที่มีชื่อในโฉนดที่ดิน สัญญาซื้อขาย

3. Tenant - a person who pays rent for the use of land or a building

Thai - ผู้เช่าอสังหาริมทรัพย์

4. Closing - This refers to the process where the deed of the property is formally transferred from the seller to the buyer.

Thai - การปิดการทำสัญญาซื้อ, ขาย, เช่า 

5. Staging - the activity of styling and furnishing a property for sale to enhance its attractiveness to potential buyers.

Thai - การจัดแต่งบ้านเพื่อขาย

6. Inspection - examination of the condition of a home

Thai - การตรวจสอบบ้าน

7. Appraisal - estimation of a property’s market value by a licensed appraiser to assist banks in making loans to home buyers.

Thai - การประเมินมูลค่าตลาดของทรัพย์สิน

8. Juristic person - a person or a group specifically maintains and keeps up a condominium complex like common area maintenance.

Thai - นิติบุคคล

9. Counteroffer - when a seller sends back a new or adjusted offer that differs from the original offer sent by the buyer

Thai - ข้อเสนอพิเศษ

10.  Offer - the price that a buyer offers to the seller to purchase their property as well as any special terms the buyer requires as part of their offer to the seller.

11.  Deed - legal document that determines who has ownership of a property. This is the document transferred from seller to buyer at closing.

12.  Common area - those areas that are available for common use by all tenants, groups of tenants, or their invitees

13.  Facility - amenities provided on the property for tenants to use

Thai - สิ่งอำนวยความสะดวก

14.  Floor to ceiling - height from the floor to the ceiling of a unit

Thai - ความสูงพื้นถึงเพดาน

15.  Floor to floor - height from floor to floor of a unit from the next level

Thai - ความสูงจากพื้นถึงพื้นของชั้น

16.  Semi outdoor - an area that is partially outdoor and indoor
