In 1936, the first road, Sukhumvit Road, was opened, and communities started to settle along the road, making the land on the west side of Bangkok more valuable than the Bangkapi field. In 1942, the Department of Meteorology was established, and the Bangkok Science Center was created in what is now Benjasiri Park. Later, a bridge was built across Khlong Saen Saep to connect with Phetchaburi Road, making transportation more convenient. In 1992, the Bangkok Metropolitan Administration opened a 28-rai (44800 sqm.) public park for people to exercise and relax, called Benjasiri Park. Five years later, The Mall Group built Emporium, a luxury shopping mall, and in 1999, the BTS Skytrain was opened, with the Phrom Phong station being a starting point for the development of the area. The nearest expressway to the area is the Chalerm Maha Nakhon Expressway, which is located south of Khlong Toei district and adjacent to the Lumphini neighborhood.
  • Buses: There are four main bus stops serving the Phrom Phong area, including the entrance of Benjasiri Park, the mouth of Soi Sukhumvit 24, and at the BTS Phrom Phong station.   • Motorcycle: Motorcycle services are abundant throughout the soi openings such as BTS Phrom Phong station, Sukhumvit soi 24 opening, Sukhumvit soi 33 opening, or Sukhumvit soi 39 opening (K Village). The fare is based on distance, starting from 10-20 baht. However, during rush hour, there may be a shortage of available vehicles, so it is advisable to allow extra time for calling a vehicle.
  • Boat: The closest pier to the Phrom Phong district is the Italthai pier, which serves express boats for Khlong Saen Saeb and the Chao Phraya River. The route starts from Wat Sri Bun Rueang and ends at the pier near the Phan Fa Lilat Bridge. The fare ranges from 8 to 18 baht, and is subject to change. To get to the pier, one can drive along Sukhumvit 39 before crossing Phetchaburi Road, where the Italthai Tower and the pier are located.

Not included is an additional method of transportation, the van service. If you would like to take a van to another province, use the "Ekamai Bus Terminal", which is the nearest pick-up and drop-off point for vans. For short-distance travel, most people in the Phrom Phong area use motorcycle taxis or tuk-tuks as a primary transportation method due to flexibility, speed, and convenience. However, if the distance is more than 3 kilometers, BTS Phrom Phong station or just driving is preferred generally.

Future

Despite almost the entirety of Phrom Phong area being developed into residential projects and shopping malls, it is still just the area of alleyways like the nearby neighborhoods of Thonglor and Ekamai. Phrom Phong can still be developed, especially in the deep alleys, and it is certain that the prices of new projects in the Phrom Phong area will not differ much.

The reason for this is because the area has been designated as a luxurious and expensive district. With the increasing number of new train lines being added in the future, such as the Gray Line and Pink Line, this will further push up the prices of properties in the area.

Therefore, it can be assumed that Phrom Phong will continue to be a worthwhile investment in the future, based on the reasoning behind the land price trends in 2022 according to the Thai Real Estate Research and Valuation Center, which will be discussed in the next topic.

Current prices in Phrom Phong

The Thai Real Estate Research and Valuation Center has recently released information regarding the significant increase in land prices in Bangkok by up to 5% since the onset of the COVID-19 pandemic in 2022. This has been attributed to the launch of the Yellow Line, connecting Lat Phrao to Samrong in mid-2022, and the Pink Line from Min Buri to Kheha in the third quarter of 2022, resulting in a continuous rise in land prices along the train lines.

This surge in land prices has led to a rise in prices of residential properties, including condominiums, detached houses, townhouses, and rents in the Phrom Phong area. According to AREA data, land prices in the Sukhumvit-Ekkamai area, which encompasses Phrom Phong, have reached a high of 1.7 million baht per square-two meters.
