Phrom Phong Area Review: Luxury and Prosperity all in one
"Phrom Phong: Prosperity and Luxury all in one"
Phrom Phong, also known as Sukhumvit 39, is a prestigious area in Bangkok situated in the Khlong Tan Nuea and Khlong Tan sub-districts of Wattana District. Over the years, it has transformed from an old community into a modern hub of luxury and convenience, infused with a blend of cultures. With its reputation as one of the most expensive areas in Bangkok, it has become a significant business district and an important part of the city's transportation network. In this blog post, we will explore the fascinating history of Phrom Phong and delve into the interesting features that make it a must-visit destination in Bangkok.
Getting to know Phrom Phong
Phrom Phong, an area in Bangkok, is famous for The Em District, a world-class retail complex situated near the BTS Phrom Phong station. This complex consists of three projects, namely The Emporium, The EmQuartier, and The EmSphere, that offer a wide range of high-end global brands. Besides the luxurious shopping malls, Phrom Phong is also recognized for its residential area, which has become a popular choice among many foreigners.
The community's way of life in old Phrom Phong blends perfectly with the neighborhood's modern amenities, creating a serene and organized environment that provides a surprisingly comfortable experience amid the city's bustling vibe. As a result, Phrom Phong has earned the moniker of "Miniature Japan."
Formerly "Bangkapi Field"
The now-modern neighborhood Phrom Phong was once a vast field akin to that of various areas in Bangkok known as "Bangkapi Field", covering the Sukhumvit area all the way to the present-day Bangkapi area. In 1936, the first road, Sukhumvit Road, was opened, and communities started to settle along the road, making the land on the west side of Bangkok more valuable than the Bangkapi field. Thus, high-ranking officials, wealthy families, and members of the royal family, such as Princess Ploenchit, started to buy and collect land in the area, and the name "Phrom Phong" came from her name.
In 1942, the Department of Meteorology was established, and the Bangkok Science Center was created in what is now Benjasiri Park. Later, a bridge was built across Khlong Saen Saep to connect with Phetchaburi Road, making transportation more convenient. In 1992, the Bangkok Metropolitan Administration opened a 28-rai (44800 sqm.) public park for people to exercise and relax, called Benjasiri Park. Five years later, The Mall Group built Emporium, a luxury shopping mall, and in 1999, the BTS Skytrain was opened, with the Phrom Phong station being a starting point for the development of the area. As a result, the location has attracted real estate investors, and Phrom Phong has become a trendy, modern neighborhood in Bangkok.
Phrom Phong in the Present Day
Phrom Phong is a highly coveted area in Bangkok, known for its upscale shopping experience boasting more than 400 international brand names. The neighborhood is also home to luxurious residential areas, cozy cafes, and Japanese restaurant complexes. The area is heavily populated by Japanese residents, earning it the nickname "Little Japan" among locals.
However, due to the area's popularity and the majority of the prime real estate already being owned and developed, it is anticipated that finding real estate in this area will become increasingly challenging in the future. New residential developments are expected to spring up along the side streets, such as Sukhumvit 39, Sukhumvit 24, and Sukhumvit 26, which are further away from the Phrom Phong BTS station.

Future
Despite almost the entirety of Phrom Phong area being developed into residential projects and shopping malls, it is still just the area of alleyways like the nearby neighborhoods of Thonglor and Ekamai. Phrom Phong can still be developed, especially in the deep alleys, and it is certain that the prices of new projects in the Phrom Phong area will not differ much.
The reason for this is because the area has been designated as a luxurious and expensive district. With the increasing number of new train lines being added in the future, such as the Gray Line and Pink Line, this will further push up the prices of properties in the area.
Therefore, it can be assumed that Phrom Phong will continue to be a worthwhile investment in the future, based on the reasoning behind the land price trends in 2022 according to the Thai Real Estate Research and Valuation Center, which will be discussed in the next topic.
Current prices in Phrom Phong
The Thai Real Estate Research and Valuation Center has recently released information regarding the significant increase in land prices in Bangkok by up to 5% since the onset of the COVID-19 pandemic in 2022. This has been attributed to the launch of the Yellow Line, connecting Lat Phrao to Samrong in mid-2022, and the Pink Line from Min Buri to Kheha in the third quarter of 2022, resulting in a continuous rise in land prices along the train lines.
This surge in land prices has led to a rise in prices of residential properties, including condominiums, detached houses, townhouses, and rents in the Phrom Phong area. According to AREA data, land prices in the Sukhumvit-Ekkamai area, which encompasses Phrom Phong, have reached a high of 1.7 million baht per square-two meters.
Based on the survey of land prices and rental costs in the Phrom Phong area in the real estate market, the overall price summary of this area can be concluded as follows:
- Detached House/Condo/Townhouse Sales Prices
Type of Residence | Starting Sales Price | Standard Price (Baht/sqm.) |
Condo | 6,000,000 | 195,890 |
Detached House | 30,000,000 | 164,063 |
Townhouse | 40,000,000 | 124,262 |
- Detached House/Condo/Townhouse Rental Prices
Type of Residence | Starting Rental Price | Details |
Condo | 35,000 | 1-Bedroom |
As you can see, the prices for buying, selling, and renting residential properties in the Phrom Phong area are very high compared to other areas in Bangkok or neighboring areas. This can be attributed to its central location and the surrounding amenities, including shopping malls, private hospitals, international schools, luxury hotels that cater to foreigners and local Thai buyers alike.
