The project is located on Sukhumvit Soi 61, between Thonglor (Sukhumvit 55) and Ekkamai (Sukhumvit 63) Soi. It is approximately 950 meters from the entrance of the Soi where Major Ekkamai is located, and about 1 km away from BTS Ekkamai. Thanks to the project's shuttle pickup/drop-off service for residents, distance concerns are alleviated.

By Car

The project has two entrances/exits. The first of which is Sukhumvit 61, which is the main road that connects to Sukhumvit main road. If you turn left, you can go to On Nut, or turn right to cross over to the opposite side of the road to enter the city. The second entrance/exit is on Ekamai 1, which is a shortcut to Ekamai Soi.

By Public Transportation

Approximately 1.1km away from BTS Ekkamai Station. You can also use a driver pickup request service through Line Man or Grab as an alternative.

The Reserve 61 Hideaway is a low-rise project featuring two 7-storey buildings, with one to three more additional underground floors, and a total of 155 units. The project takes up 2.3 rai (3680 sqm.) worth of plot area along with 2900 sqm. of green area and 100% parking capacity.

The main focus of this project is to create a tranquil and verdant environment, incorporating an abundance of large trees and green spaces. The central point of the common area is a U-shaped swimming pool, spanning 75 meters in length and measuring 4.2-5.5 meters in width, with a depth of 1.20 meters. Additionally, there is a shallow water pool with comfortable lounge chairs on one side of the pool, providing the perfect spot for relaxation.

In addition, the common area has been designed to include a walkway that leads to a green space called the "Underground Pool Lounge." Adjacent to it is the Spa & Massage Zone.

The Spa&Massage Zone is where residents can hire private massage therapists for said services.

The Spa&Massage Zone features a sink with included mirror.

The spa room features a bed ready for you and your personal massage therapist to get massaging.

The sauna for you to sit down and relax after a hard day's work.

Onsen, featuring cold and hot pools.

The gym, separated into two zones. The first of which is the fully-equipped workout zone and the second of which is the yoga zone, the latter of which can be closed off for privacy in working out.

Panoramic Lobby (Building A) is designed with Double Volume in mind and features large glass walls allowing for a completely unobstructed view.

Project Plan

Let's take a closer look at the Master Plan of this exciting project, starting from the entrance and exit. Upon arrival, the Drop-Off area welcomes you, followed by the first building, Building A. This building offers a Panoramic Lobby and unique Triplex units, featuring three stories and two bedrooms each.

Building B, located within the complex, features nine residential units and three two-story Duplex units. The Duplex units stand out with their pool access, allowing you to take a dip directly from your room. With such thoughtful design elements, this project promises to provide a luxurious living experience for its residents.

Let's explore the underground levels of the project before heading up to the second floor. The underground area consists of three levels (B1-B3). B1 features a charming central garden, a serene Spa&Massage area, steam and sauna rooms, a private onsen, and a juristic office. The majority of B1 is dedicated to conventional parking, with up to 10 EV charger slots available in anticipation of the growing popularity of electric vehicles. The lower level is also home to residential units, including DU2 and DU3 units, as well as the exceptional Triplex units that offer two fixed parking spots and even include a maid's room in the floor plan.

Moving on to the second floor, we find the residential units, but they are not yet fully occupied. This is due to the double-volume design of both buildings' lobbies, which take up space all the way up to this level. Building A has 11 units, while Building B has 13 units. The passenger lifts here have a low ratio of approximately 40-42:1, making it easy for residents to access their homes quickly and efficiently.

And we see residential units once again on the third floor, also featuring the "Reserve Lounge" on Building A and the Glass Walkway leading you directly to the Building B.

Sharing floor layouts are the fourth all the way to the seventh floor, with Building A featuring 14 units/floor and Building B featuring 13 units/floor.

  • Multiply the width with length (in meters, will result in "square meters").
  • The "square meters" result can also be converted to square yards.

How do developers use units to determine prices?

The price of horizontally-built houses can usually be found in allocated projects, where the price is typically given as a total price rather than a price per square meter. For example, a two-story detached house with a land area of 50 square yard and a usable area of 165 square meters may cost 3.5 million baht. It's rare to see the price per square meter or per square yard listed, except when buying allocated land for self-building. In this case, the project will typically offer the land at a price per square yard, such as 60,000 baht per square yard, which would be equivalent to 3.6 million baht for a 60 square yard plot.

Don't forget the Common Fees!

In addition to the house price, the common area cost is another expense that should not be forgotten. The project will calculate the cost based on the area of the house we purchased. Both single-story and multi-story houses will differ in cost as follows:

Low-Rise House Common Fees, calculated based on land size

20 baht common fees/square yard/month, 60 square yard in size

60 x 20 = 1200 baht/month common fee

Make sure to calculate common fees before finalizing a house (or condo) purchase, in addition to installment payments.

Condo Common Fees, calculated based on usable area size in square meters

40 baht common fees/square meters/month, unit is 42 square meters

42 x 40 = 1680 baht/month common fee

In 1942, the Department of Meteorology was established, and the Bangkok Science Center was created in what is now Benjasiri Park. Later, a bridge was built across Khlong Saen Saep to connect with Phetchaburi Road, making transportation more convenient. In 1992, the Bangkok Metropolitan Administration opened a 28-rai (44800 sqm.) public park for people to exercise and relax, called Benjasiri Park. Five years later, The Mall Group built Emporium, a luxury shopping mall, and in 1999, the BTS Skytrain was opened, with the Phrom Phong station being a starting point for the development of the area. As a result, the location has attracted real estate investors, and Phrom Phong has become a trendy, modern neighborhood in Bangkok.

  • Skytrain System (opening hours: 6am-midnight): BTS Phrom Phong station is located between Thonglor and Asok stations. You also have the option to use the MRT (opening hours: 5:30-midnight) Sukhumvit station nearby BTS Asok station.
  • Personal Car: If you plan on driving to the Phrom Phong area, you can take Sukhumvit Road as your main route. Soi Sukhumvit 39, Soi Sukhumvit 24, and Asoke Road are also available and can connect you to other roads like Phetchaburi Road, Rama IV Road, and Ratchadaphisek Road. The nearest expressway to the area is the Chalerm Maha Nakhon Expressway, which is located south of Khlong Toei district and adjacent to the Lumphini neighborhood.
  • Buses: There are four main bus stops serving the Phrom Phong area, including the entrance of Benjasiri Park, the mouth of Soi Sukhumvit 24, and at the BTS Phrom Phong station. Buses run along various routes both into and out of the city. The following are the main bus lines for accessing Phrom Phong:
    • Bus 2: Samrong-Pak Khlong Tarad
    • Bus 25: Praeksa Terminal-Bhor Din-Ta Chang
    • Bus 38: Chandrakasem Rajabhat University-Ramkhamhaeng College

  • Pickup Truck: A small 4-wheel vehicle that can accommodate about 5-6 people. The service point is located at the mouth of Phrom Phong alley and operates on a time schedule. The fare is based on distance, starting from 10 baht. The service can be used individually or as a group.
  • Motorcycle: Motorcycle services are abundant throughout the soi openings such as BTS Phrom Phong station, Sukhumvit soi 24 opening, Sukhumvit soi 33 opening, or Sukhumvit soi 39 opening (K Village). The fare is based on distance, starting from 10-20 baht. However, during rush hour, there may be a shortage of available vehicles, so it is advisable to allow extra time for calling a vehicle.
  • Boat: The closest pier to the Phrom Phong district is the Italthai pier, which serves express boats for Khlong Saen Saeb and the Chao Phraya River. The route starts from Wat Sri Bun Rueang and ends at the pier near the Phan Fa Lilat Bridge. The fare ranges from 8 to 18 baht, and is subject to change. To get to the pier, one can drive along Sukhumvit 39 before crossing Phetchaburi Road, where the Italthai Tower and the pier are located.

Not included is an additional method of transportation, the van service. If you would like to take a van to another province, use the "Ekamai Bus Terminal", which is the nearest pick-up and drop-off point for vans. For short-distance travel, most people in the Phrom Phong area use motorcycle taxis or tuk-tuks as a primary transportation method due to flexibility, speed, and convenience. However, if the distance is more than 3 kilometers, BTS Phrom Phong station or just driving is preferred generally.

Future

Despite almost the entirety of Phrom Phong area being developed into residential projects and shopping malls, it is still just the area of alleyways like the nearby neighborhoods of Thonglor and Ekamai. Phrom Phong can still be developed, especially in the deep alleys, and it is certain that the prices of new projects in the Phrom Phong area will not differ much.

The reason for this is because the area has been designated as a luxurious and expensive district. With the increasing number of new train lines being added in the future, such as the Gray Line and Pink Line, this will further push up the prices of properties in the area.

Therefore, it can be assumed that Phrom Phong will continue to be a worthwhile investment in the future, based on the reasoning behind the land price trends in 2022 according to the Thai Real Estate Research and Valuation Center, which will be discussed in the next topic.

Current prices in Phrom Phong

The Thai Real Estate Research and Valuation Center has recently released information regarding the significant increase in land prices in Bangkok by up to 5% since the onset of the COVID-19 pandemic in 2022. This has been attributed to the launch of the Yellow Line, connecting Lat Phrao to Samrong in mid-2022, and the Pink Line from Min Buri to Kheha in the third quarter of 2022, resulting in a continuous rise in land prices along the train lines.

This surge in land prices has led to a rise in prices of residential properties, including condominiums, detached houses, townhouses, and rents in the Phrom Phong area. According to AREA data, land prices in the Sukhumvit-Ekkamai area, which encompasses Phrom Phong, have reached a high of 1.7 million baht per square-two meters.
