Key Highlights

  • Two-bedroom units make up 27.4 percent of all condo rental listings in Bangkok and only about 41.6 percent of the one-bedroom count, so the choice is narrower than most people expect
  • Starting rents climb in clear steps, THB 8,000 for one bedroom, THB 10,000 for two bedrooms, and THB 12,000 for three bedrooms
  • The premium you pay for the second bedroom is not fixed, it runs about 22 percent at Bang Na but doubles the starting rent at BTS Asok
  • Common area fees scale with floor area, and the average two-bedroom price sits well above the THB 7 million ceiling for Thailand's reduced transfer fee, which foreign buyers do not qualify for in any case

What does a 2-bedroom condo cost in Bangkok, and what size works?

Size is where sources disagree, and the disagreement is useful rather than confusing. Sansiri, writing for the domestic market and updated 24 November 2025, suggests a household of two or three people look at roughly 40 to 60 square meters of usable area and up. AP Thai puts the market floor for two-bedroom units at around 40 square meters. Superagent, writing specifically for expat tenants, quotes 65 to 85 square meters. All three are accurate for the readers they serve, because a 42 square meter two-bedroom and an 80 square meter two-bedroom carry the same label and deliver completely different daily lives.

The legal floor is set by Ministerial Regulation No. 55 of 2000. Clause 20 requires a bedroom to be no smaller than 8 square meters with a narrowest dimension of at least 2.50 meters, and Clause 19 requires each unit in a residential building to be at least 20 square meters. Those are the numbers a building must clear to be approved, not the numbers that make a home comfortable.

How do you find the right 2-bedroom condo on PropertyScout?

Set the bedroom count before the budget, not after

Start from the Bangkok rental or sale listing page, set bedrooms to two, and only then apply your budget and area. The order matters more than it sounds. Filtering by budget first and bedrooms second makes many areas look empty when in reality you were one budget step away from a healthy set of options.

Every listing on PropertyScout has been through duplicate removal, and units confirmed by the owner carry an owner-verified badge with a timestamp showing when the listing was last updated. Searching, browsing, and working with one of our agents is free for buyers and tenants.

The filters people skip and then waste weekends on the wrong viewings

  • Minimum usable area, without it your results mix 40 square meter and 80 square meter two-bedroom units on the same page
  • Floor level, two-bedroom units often sit on higher floors or building corners, which changes both the price and the light you get
  • Furnished status, an unfurnished larger unit costs noticeably more to move into because you are furnishing an extra room
  • Walking distance to the station, two-bedroom options inside a short walk are far scarcer than one-bedroom options, so decide your acceptable distance early

Two-bedroom unit counts and starting rents by location

The figures below were pulled from PropertyScout listing pages. Every entry uses the same four data points so you can compare across locations directly. Starting rent means the lowest advertised level found in that group, not an average.

Bangkok overall

PointWhat the listings show
Share of the rental marketTwo-bedroom units are 27.4 percent of all condo rental listings in Bangkok
Choice against one-bedroom unitsAbout 41.6 percent of the one-bedroom count, so there are more than twice as many one-bedroom units to choose from
Premium for the second bedroomAbout 25 percent above the entry point for condos of all sizes

Sukhumvit area

Sukhumvit holds the widest spread of two-bedroom layouts in the city, partly because the corridor has been adding condo buildings for decades. If you want to see the full range before you fix a budget, start with condos for rent in Sukhumvit.

PointWhat the listings show
Depth of two-bedroom choiceThe largest two-bedroom pool of any single area covered here
Premium for the second bedroomAbout 50 percent above the entry point for condos of all sizes in the same area
How that sits against the citywide pictureDouble the citywide premium of about 25 percent

BTS Asok

Asok sits on the BTS and MRT interchange, where buildings are planned around small units and a second bedroom turns into a scarce product. It is still worth opening condos for rent near BTS Asok to see what the premium buys at this station.

PointWhat the listings show
Depth of two-bedroom choiceA thin pool, because central buildings are designed around smaller layouts
Premium for the second bedroomAbout 100 percent, a full doubling of the entry point for condos of all sizes at this station
How that sits against the citywide pictureThe widest premium in this set, four times the citywide figure

MRT Phra Ram 9

Phra Ram 9 puts an office cluster, a hospital and shopping within a few minutes of the station, which suits households where both adults commute. Browse condos for rent near MRT Phra Ram 9 to see how the two-bedroom band sits there.

PointWhat the listings show
Depth of two-bedroom choiceSimilar to Asok, a limited pool at station level
Premium for the second bedroomAbout 50 percent above the entry point for condos of all sizes at this station
How that sits against the citywide pictureDouble the citywide premium, the same step as Sukhumvit

BTS Bang Na

Bang Na sits far enough east for floor area to stretch further, which is why households that need two real bedrooms keep looking here. Condos for rent near BTS Bang Na show what moving out a few stations does for a two-bedroom budget.

PointWhat the listings show
Depth of two-bedroom choiceThe smallest pool in this set, so allow more search time
Premium for the second bedroomAbout 22 percent above the entry point for condos of all sizes at this station
How that sits against the citywide pictureThe narrowest premium in this set, slightly below the citywide figure

Why does the second bedroom cost more in some locations than others?

Read those five entries in sequence and a pattern appears that no other page in the search results is talking about. The premium for stepping up from a general condo to a two-bedroom unit is not a constant. It runs about 22 percent at Bang Na and about 25 percent at the citywide level, then jumps to roughly 50 percent in Sukhumvit and at Phra Ram 9, and reaches a full doubling at Asok.

The reason sits on the supply side rather than in demand alone. Buildings in central locations are designed to fit as many small units as possible onto expensive land, so two-bedroom layouts are rare and priced as a scarce product. At Asok there are 1,275 two-bedroom rentals out of 4,200 condo rentals in total. Further out, where land costs less, developers have more reason to build larger layouts, and the gap between unit types stays narrow.

The practical takeaway is straightforward. If your budget is tight and you genuinely need two bedrooms, moving one or two stations out of the centre does more for your budget than shrinking the unit in the same location, because you are escaping a doubled premium rather than a twenty-something percent one.

Bar chart of the starting-rent premium for 2-bedroom units over condos of all sizes, about 22 percent at BTS Bang Na, 25 percent across Bangkok, 50 percent in the Sukhumvit area and at MRT Phra Ram 9, and 100 percent at BTS Asok

Why are there fewer 2-bedroom units than most tenants assume?

Two-bedroom units account for 27.4 percent of all condo rental listings in Bangkok. Measured directly against one-bedroom stock they come to about 41.6 percent, which means there are more than twice as many one-bedroom units to choose from. The sale side sits in a similar range, with two-bedroom listings at about 45.6 percent of one-bedroom listings.

This explains a feeling many people report while searching, that two-bedroom units seem hard to find even when the budget is not the problem. That impression is accurate, it reflects the actual supply mix. In practice it means allowing more search time than you would for a one-bedroom, and being ready to move quickly when a unit matches your requirements.

Three-bedroom units are scarcer again, at roughly 16.4 percent of the two-bedroom count. Families weighing two bedrooms against three should know that the extra room removes more than eighty percent of the available options.

How should you frame purchase prices and price per square meter?

On the sale side we recommend starting from the price per square meter for the area, then multiplying by the floor area of the specific unit. Comparing headline prices of two units in different locations tells you almost nothing, because you are comparing land value more than you are comparing homes.

Data from bambooroutes.com, last updated 2 April 2026, puts the Bangkok average at roughly THB 197,000 per square meter, ranging from about THB 107,000 in Bang Na to about THB 267,000 in Chidlom and Lang Suan, a spread of roughly 2.5 times between the two ends. Mid-table areas include Phra Ram 9 at around THB 163,000 and Asok at around THB 214,000.

The same source reports Bangkok average prices per unit of roughly THB 5,100,000 for a studio, THB 8,000,000 for a one-bedroom, and THB 17,200,000 for a two-bedroom. Those averages lean heavily towards central districts, so treat them as the upper end of a frame rather than a price you should expect everywhere. Multiplying the area rate by the actual floor area gives a far more useful figure.

A worked example. A 65 square meter two-bedroom in the Phra Ram 9 area at THB 163,000 per square meter frames at about THB 10,595,000. The same size in Bang Na at THB 107,000 per square meter frames at about THB 6,955,000. Use those as a starting point for negotiation, not as a valuation of any particular unit.

One note on displayed prices. We found that the starting price shown on some aggregate sale listing pages is not pulling the correct value, so we have not quoted it here and have reported it to our web team. Always take the price on the individual listing page as the accurate one.

Which 2-bedroom layout is actually worth paying for?

Designed as two bedrooms from the start versus partitioned later

A unit designed with two bedrooms from the outset has an exterior window in both bedrooms, air conditioning ducting run to both rooms, and structural walls between them. A unit partitioned after handover usually ends up with a second bedroom that has no window, depends on air conditioning around the clock, and is separated by thin plasterboard that carries sound through.

Three checks work well during a viewing. Close the second bedroom door and see whether any natural light reaches it. Knock on the dividing wall and listen for a hollow sound. Ask for the original floor plan from the developer and compare it with what you are standing in. If the original plan shows one bedroom, the second was added, which raises a further question about whether the juristic person approved the alteration, since changes affecting common property need consent.

When the unit is small enough that two bedrooms become a drawback

Two-bedroom units of around 40 square meters exist and meet the legal requirements, but once the bathroom and circulation space are taken out, both bedrooms tend to fit a bed and a single wardrobe and nothing more. The shared living space ends up noticeably smaller than in a 35 square meter one-bedroom.

The question worth answering first is what the second room is for. If someone will sleep in it every night, total floor area below 50 square meters usually feels tight. If it is a home office or a storage room you can close the door on, a smaller unit does the job and saves a great deal. Answering that honestly removes about half the listings from your shortlist immediately.

Who does a 2-bedroom condo suit?

Families with children

This group should weight shared living space more heavily than bedroom count, because young children spend most of their time outside the bedrooms. Balcony design and railing height deserve a close look. The point most often missed is the time horizon. If you expect to stay beyond five years, allow room for children who will be considerably larger by then.

Sharing with a friend or splitting the rent

In Sukhumvit the entry level for a two-bedroom unit, split two ways, works out below the entry level for a one-bedroom in the same area. That is the arithmetic that makes sharing sensible in central locations. The risk to manage is contractual. Make sure the lease names both tenants and states clearly how the deposit and remaining liability are handled if one person leaves early.

Buying to rent out to family tenants

Data from bambooroutes.com, updated 8 May 2026, shows gross rental yields on two-bedroom units running higher than studios in every area surveyed, with a gap of roughly 1 to 1.5 percentage points. On Nut, for example, sits at about 5.9 percent for two bedrooms against about 4.4 percent for studios. The reason is that price per square meter is usually lower for larger units while rent still scales reasonably with area. This runs against the common assumption that smaller units always yield better.

Sources do not agree, and you should know that before relying on any single figure. myproperty.in.th, published 3 June 2026, puts the Bangkok condo average at roughly 4 to 6 percent a year, while our own Rental Yield guide suggests investors target 6 to 8 percent a year. The difference comes from how each source draws area boundaries and collects rent data. Every figure here is a historical reference, not a promise about what your actual return will be.

Separate gross from net before you commit. In a worked example our team ran, a THB 3,000,000 unit renting at THB 12,000 a month gives a gross yield of 4.8 percent. After one vacant month a year, common area fees, and land and building tax, the net yield falls to 3.7 percent, a gap of more than a full point. Our Rental Yield guide sets out all three calculation methods.

Which costs scale with floor area and get left out of the budget?

The first cost that scales directly with area is the common area fee, which is charged per square meter. Market rates observed run from roughly THB 23 to THB 75 per square meter per month, while Sansiri quotes a range of roughly THB 40 to THB 85. The two ranges differ because each source draws on a different set of projects, so ask for the actual rate at the building before you commit.

At a mid-range THB 50 per square meter per month, a 65 square meter two-bedroom pays about THB 3,250 a month or THB 39,000 a year, against about THB 1,750 a month or THB 21,000 a year for a 35 square meter one-bedroom. That is an THB 18,000 annual difference running for as long as you hold the unit, and it is routinely left out when people model their monthly payment.

Thai buyers should also know about the transfer fee measure. The cabinet resolved on 30 June 2026 to extend the reduction of the transfer registration fee from 2 percent to 0.01 percent and the mortgage registration fee from 1 percent to 0.01 percent through 30 June 2027. It caps out at a sale price and appraised value of THB 7 million per contract, applies to individual buyers of Thai nationality, and requires the transfer and mortgage to be registered together.

Set against the roughly THB 17,200,000 average price that external sources report for two-bedroom units, a large share of this segment sits above the THB 7 million ceiling and falls outside the measure entirely. Buyers in that position should budget for the standard rates, a difference running from tens of thousands into the hundreds of thousands of baht, and agree in writing early on who pays which share.

Finally there is specific business tax at 3.3 percent of the sale price, payable when the unit is held for less than five years without meeting the house registration condition. The higher the price, the larger this becomes. On a unit of THB 10,595,000 it works out to about THB 349,635, which is why the five-year line matters more for two-bedroom units than for smaller ones.

What two extra points apply only to foreign buyers?

Freehold quota and what leasehold changes about the comparison

Foreign nationals may hold freehold title to condo units representing no more than 49 percent of the total unit floor area in a building. Larger units consume more of that quota per unit, so in older buildings near major stations the freehold allocation is frequently already used up, and what remains is offered on a leasehold basis. That is not the same product. A long lease has an expiry date, which weakens the argument that buying gives you permanent security. Ask the sales team which basis a specific unit is offered on and get the answer in writing before paying a reservation fee. Our guide to the 49 percent foreign ownership quota covers the mechanics.

Financing terms and the money transfer paperwork

Foreign buyers are financed on different terms than Thai buyers. Expatica, updated 2 February 2026, reports loan to value ratios of roughly 50 to 70 percent, interest rates of roughly 5 to 8 percent, and terms of 15 to 30 years. Our own guide on loans for foreigners notes age criteria of roughly 21 to 55 and monthly income requirements around THB 80,000 to THB 140,000, with UOB lending up to 70 percent over a maximum 35 years at a THB 140,000 minimum income. On a two-bedroom unit those ratios bite harder simply because the purchase price is larger, so the cash deposit required is substantially bigger than a Thai buyer would need on the same unit.

On the paperwork side, incoming transfers above USD 50,000 need a Foreign Exchange Transaction form from the receiving bank, with smaller amounts documented by a bank certificate or credit note instead. The sender name and the stated purpose on the bank documents must match the name that will appear on the title. Foreign buyers also do not qualify for the reduced 0.01 percent transfer fee, so budget the standard rates from the outset.

Frequently asked questions about 2-bedroom condos in Bangkok

How much is a 2-bedroom condo in Bangkok, and where are they

On the rental side, the entry level rises by location. On the sale side, the price frame depends on area and floor size. The most reliable way to estimate is to multiply the area's price per square meter by the floor area of the unit you are looking at.

How many square meters should a 2-bedroom condo be

It depends on what the second room is for. If someone sleeps in it nightly, total area from about 50 square meters up tends to work comfortably, and Sansiri suggests 40 to 60 square meters and up for a household of two or three. If it serves as a home office or storage, around 40 square meters is enough and costs considerably less. The legal minimums under Ministerial Regulation No. 55 of 2000 are 8 square meters per bedroom with a narrowest dimension of 2.50 meters.

Is sharing a 2-bedroom better value than renting a one-bedroom alone

In central areas the numbers usually favour sharing. In Sukhumvit the entry level for a two-bedroom, split two ways, comes out below the entry level for a one-bedroom in the same area. Weigh that against contractual risk. If your flatmate leaves partway through the term, whoever remains carries the full amount, so set out that scenario in the lease before signing.

Why are 2-bedroom condos so hard to find even with a good budget

Because supply really is thinner. Two-bedroom units are 27.4 percent of Bangkok condo rental listings and about 41.6 percent of the one-bedroom count, and the ratio tightens further in central areas where developers have a strong incentive to build many small units on costly land. The practical response is to set up alerts for new listings early and allow more search time than a one-bedroom would need.

Do 2-bedroom units really yield more than smaller ones

bambooroutes.com, updated 8 May 2026, indicates gross yields on two-bedroom units above studios in every area surveyed, with a gap of roughly 1 to 1.5 percentage points. That is a gross figure before expenses and vacancy. Once you deduct them the gap narrows, larger units carry higher common area fees, and the pool of family tenants is smaller than the pool of single tenants, so factor in the time it takes to find one. All figures here are historical references, not a promise about what your actual return will be.

Summary

The two-bedroom segment offers fewer choices than most people expect, and the premium you pay for the extra room widens sharply as you move towards the centre. Before you start viewing, decide what the second bedroom is for, set a minimum usable area you will accept, and then choose your area knowing that moving one or two stations out does more for your budget than shrinking the unit.
