Key Highlights
- The Thai market sorts buildings by price per square meter, not by district name or developer brand. Two independent sources put the same line at 250,000 baht per square meter for the Luxury tier and 300,000 baht per square meter for the tier above it
- The Bangkok wide average sits at 197,000 baht per square meter, and only two areas average above the 250,000 baht line, Chidlom with Lang Suan at 267,000 baht and Silom with Sala Daeng at 252,000 baht
- Thonglor averages 246,000 baht per square meter, just under the line, which means buying in a prestige district does not automatically put you in a Luxury tier building. You have to check the specific unit
- Common area fees in upper tier buildings run 95 to 150 baht per square meter per month against 35 to 45 baht in a standard condo. A 100 square meter unit can therefore cost 114,000 to 180,000 baht a year in fees alone
- The reduced 0.01 percent transfer and mortgage registration fee applies only to Thai nationals buying at or under 7 million baht, so foreign buyers in this segment fall outside it twice over
Where do luxury condos in Bangkok actually start?
The word luxury gets attached to almost everything in Bangkok marketing. A building at 150,000 baht per square meter uses it, and so does a building at 400,000 baht per square meter. That makes the label useless for a buyer trying to decide. What you need is not a definition but a line you can measure a specific unit against.
The Thai industry uses price per square meter for exactly this. The REALIST database run by The List Group sorts the condo market into seven bands by price per square meter, with Luxury Class starting at 250,000 baht per square meter. CBRE Thailand data, cited by DDproperty in an article updated on 20 March 2026, draws the same line at 250,000 baht per square meter and above. Two sources collecting data in different ways landing on the same number is a stronger basis than any descriptive definition.
For context, the Bangkok wide condo average is 197,000 baht per square meter according to bambooroutes, updated 2 April 2026. The 250,000 baht line therefore sits roughly 27 percent above the city average. A unit that qualifies is not slightly above market, it is meaningfully above it.
How do you filter for luxury condos on PropertyScout?
Start with the area, then work out the price per square meter yourself
Pick the area or station you care about, then divide the asking price on any listing by the usable floor area of that unit. The result is the real price per square meter, which you can compare against the 250,000 baht line immediately. This beats reading project names or marketing copy, because two units in the same building on very different floors can land in different bands.
Filter by size and bedroom count
Upper tier units usually start around 80 square meters, but Thai law sets no minimum size for this segment at all. Ministerial Regulation No. 55 of 2000 requires only that a unit in a residential building be at least 20 square meters, clause 19, and that a bedroom be at least 8 square meters with a narrowest dimension of 2.50 meters, clause 20. Those are the floors the law will approve, not a recommendation about comfortable living space.
Look at sale and rental listings side by side
Buyers in this segment often have not settled the rent or buy question yet. Opening both sides in the same area shows you the rent to price ratio quickly.
What criteria separate the tiers?
The price per square meter ladder used in the Thai market
REALIST sorts the condo market into seven bands.
| Tier | Price per square meter |
|---|---|
| Super Economy | Under 50,000 baht |
| Economy Class | 50,000 to 80,000 baht |
| Main Class | 80,000 to 150,000 baht |
| High Class | 150,000 to 250,000 baht |
| Luxury Class | 250,000 to 300,000 baht |
| Super Luxury | 300,000 to 350,000 baht |
| Ultimate Class | Above 350,000 baht |
The part most buyers miss is how wide High Class is. The 150,000 to 250,000 baht band already covers most of central Bangkok, which means a large share of the projects marketing themselves as prestige addresses sit there rather than in Luxury Class.
Where Luxury ends and Super Luxury begins
The second line falls at 300,000 baht per square meter, and it is confirmed independently. Colliers Thailand research by Phattarachai Taweewong, Director of Research and Communications, published by The Nation on 16 October 2025, defines the ultra luxury segment as 300,000 baht per square meter and above. That matches the bottom of Super Luxury in the REALIST ladder exactly.
The same report sizes the segment. Over the past decade more than 6,625 ultra luxury units have launched in Bangkok with a combined value of around 205 billion baht, including 958 units in 2024 and a further 1,000 or more planned for late 2025 into 2026. It also records the first time a Thai project reached 1,000,000 baht per square meter, which shows how wide the price range inside the upper segment really is.
A branded residence is a management arrangement, not a price band
A common mistake is to slot branded residences into the same ladder above Super Luxury. They do not belong there. A branded residence is a project that contracts a hotel or design brand to run the building and deliver services. Examples compiled by Supreme Luxury Property on 20 January 2026 include The Ritz-Carlton Residences at MahaNakhon with 209 units, The Four Seasons Residences Bangkok on the Chao Phraya river with 355 units, The Residences at Mandarin Oriental Bangkok with 146 units and Aman Nai Lert Bangkok with 39 units.
That same source says plainly that several unbranded upper tier projects in Bangkok match their branded counterparts on price, architecture and service. The difference is the brand contract, not an automatic difference in quality. When two projects sit at a similar price per square meter, the useful question is what the brand actually delivers and how much of that shows up in the monthly common area fee.
Average price per square meter in upper tier areas, with live supply
The figures below combine two sets. Average price per square meter by area comes from bambooroutes, updated 2 April 2026. Listing counts and starting rents were pulled live from the PropertyScout platform on 13 August 2026 at around 04.30 Bangkok time. Platform figures move daily, so check the live pages before relying on them.
Lang Suan and Chidlom
Lang Suan and Chidlom sit in the part of central Bangkok that carries the highest average price per square metre in this comparison. Anyone shortlisting luxury condos in Chidlom should read that average first, because it sets the floor for everything else in the area.
| Metric | Figure |
|---|---|
| Average price per square meter | 267,000 baht |
| Tier by price per square meter | Luxury Class |
| Starting rent against the city | About 62.5 percent above the Bangkok wide starting rent |
Thonglor
| Metric | Figure |
|---|---|
| Average price per square meter | 246,000 baht |
| Tier by price per square meter | High Class, still under the 250,000 baht line |
| Starting rent against the city | About 50 percent above the Bangkok wide starting rent |
Sathorn and Chong Nonsi
Sathorn and Chong Nonsi are the office core of the city, so buyers here are usually people who want to live a short walk from work. Looking at luxury condos in Sathorn gives you an upper tier address at a lower price per square metre than the Lang Suan block.
| Metric | Figure |
|---|---|
| Average price per square meter | 229,000 baht |
| Tier by price per square meter | High Class |
| Starting rent against the city | About 56.3 percent above the Bangkok wide starting rent |
Chao Phraya riverside around Saphan Taksin
| Metric | Figure |
|---|---|
| Average price per square meter | No published area average was found in the sources checked |
| Tier by price per square meter | Calculate unit by unit because the range in this zone is very wide |
| Starting rent against the city | About 25 percent above the Bangkok wide starting rent |
Here is the finding no page in either language currently makes. Only Lang Suan with Chidlom clears the 250,000 baht line as an area average, along with Silom and Sala Daeng at 252,000 baht. Thonglor, which almost everyone treats as a prestige district, sits at 246,000 baht and does not clear it. No Bangkok area averages up to the 300,000 baht line at all.
The practical conclusion is that tier is a property of the building, not of the district. Buying in Thonglor does not put you in a Luxury Class unit by default, and individual buildings in lower averaging areas do clear the line. The spread inside a single upper tier area is far wider than the spread between upper tier areas. Across the top six areas the gap between the higher and lower averages is about 25 percent, while inside one area units run from around 250,000 baht up to that record 1,000,000 baht per square meter.

Upper tier units available now
What is worth reading alongside that block is the size of the supply. Roughly 11.8 percent of the condo sale listings in Bangkok sit in the four upper tier locations above. Treat that as the top of the range, because the catchment areas of nearby stations overlap. The rental side is similar at roughly 14.7 percent.
Those two figures together say the upper segment is not as small as its reputation suggests, but it is heavily concentrated. Around one eighth of the city wide supply sits in a handful of square kilometers. If your budget puts you here, you have more choice than you expect, and almost all of it is in the same cluster of neighbourhoods.
What should you check carefully at this price level?
Common area fees run two to three times a standard condo
This is the cost buyers forget when they model the monthly payment. Plus Property data updated on 10 July 2026 puts standard Bangkok condo common area fees at 35 to 45 baht per square meter per month, and Ultimate class projects at 95 to 150 baht per square meter per month. An Ananda article published on 5 May 2026 gives a consistent overall range of 35 to 150 baht per square meter.
In money, a 100 square meter unit in an upper tier building pays 9,500 to 15,000 baht a month, or 114,000 to 180,000 baht a year. Compare that with a 35 square meter unit at 50 baht per square meter, which pays 1,750 baht a month or 21,000 baht a year. The gap repeats every year you hold the property, including the years you are not living in it.
So the question to put to the sales team or the juristic person is not only the rate. Ask what services the rate covers, which services are billed separately, and how the sinking fund is collected. Get the answer in writing, because hotel style services are usually what drives the difference between one building and another.
Freehold or leasehold ownership
Foreign buyers can hold freehold title to condominium units up to a combined 49 percent of the total unit floor area in a building. The detail that matters here is that the quota is measured by area, not by unit count. A larger unit consumes more of the quota. Upper tier buildings, which have a high proportion of large units, therefore tend to exhaust the foreign quota faster than buildings full of small units.
Once the quota is full, remaining units are offered to foreign buyers on a leasehold basis, which is a long term right to use rather than ownership. Comparing two units at a similar price per square meter but different title types is comparing two different things. Ask which quota the unit sits in and get the answer in writing before you place a deposit. There is a fuller explanation on the PropertyScout guide to the 49 percent foreign ownership quota.
How much foreign quota the project has left
Even for a Thai buyer this matters, because the remaining quota affects how easily the unit resells. A unit inside the foreign quota that is still unused can be sold to either a Thai or a foreign buyer. A unit outside it can only be sold to a Thai buyer. In upper tier locations, where foreign buyers are a significant part of demand, that difference carries more weight than it first appears.
The fees and taxes that do not get reduced at this price
The Thai cabinet resolved on 30 June 2026 to extend the reduction of the transfer registration fee from 2 percent to 0.01 percent and the mortgage registration fee from 1 percent to 0.01 percent until 30 June 2027. The ceiling is a sale price and appraised value of no more than 7 million baht per contract, and it applies to Thai individual buyers only.
Almost every unit in this segment falls outside it. To put numbers on that, a 100 square meter unit in Lang Suan or Chidlom at 267,000 baht per square meter gives an indicative frame of about 26,700,000 baht. The transfer fee at the standard 2 percent is 534,000 baht, against 2,670 baht if the reduced rate applied. The difference is 531,330 baht, and it is routinely left out of budget planning.
The larger item is specific business tax at 3.3 percent, charged on resale when the property has been held for less than 5 years and the seller has not been registered in the house registration book for at least 1 year. On a unit framed at 26,700,000 baht that is around 881,100 baht. The 5 year line therefore matters far more at this price level than at the market average, and it decides the sensible holding period more than the interest rate does.
Where do rental yields in upper tier areas actually sit?
Content written to sell tends to skip this. Gross rental yield by area from bambooroutes, updated 8 May 2026, shows upper tier areas sitting consistently below outer areas.
| Area | Studio | One bedroom | Two bedroom |
|---|---|---|---|
| Phloen Chit and Chidlom | 2.7 percent per year | 3.3 percent per year | 3.7 percent per year |
| Thonglor | 3.4 percent per year | 4.0 percent per year | 4.5 percent per year |
| Sathorn and Silom | 3.4 percent per year | 4.1 percent per year | 4.6 percent per year |
| Riverside | 3.2 percent per year | 3.7 percent per year | 4.3 percent per year |
| On Nut, outside the upper tier | 4.4 percent per year | 5.0 percent per year | 5.9 percent per year |
These are gross figures before costs and before any allowance for vacant months. They are historical reference points, not a promise that your actual return will land at these levels. Once you deduct common area fees, land and building tax and normal vacancy, the gap between gross and net is usually more than a full point, and in this segment it is wider than usual because the fee per square meter is two to three times higher.
The honest conclusion is that upper tier condos are not chosen on rental return. Buyers who lead with yield generally do better in outer areas. Buyers who choose this segment are usually buying for the way they want to live, the location and long term value retention.
What two extra points apply only to foreign buyers?
The loan you can get differs sharply from a Thai buyer
The Bank of Thailand announced on 14 May 2026 an extension of the relaxed loan to value rules allowing lending of up to 100 percent of the collateral value, effective from 1 July 2026 to 30 June 2027. That is a regulatory ceiling for general borrowers, not a guarantee that any particular applicant is approved for the full amount, and foreign borrowers work with much lower ratios.
Expatica data updated on 2 February 2026 reports that foreign borrowers in Thailand typically receive around 50 to 70 percent of property value, at roughly 5 to 8 percent interest, over 15 to 30 years. Applied to a unit framed at 26,700,000 baht, the effect is immediate. At 70 percent you need 8,010,000 baht in cash. At 50 percent you need 13,350,000 baht. The difference between those two outcomes is 5,340,000 baht.
What buyers underestimate is that this constraint scales directly with the price of the unit. In the upper segment the loan ratio does more to decide whether a deal is possible than the interest rate does. PropertyScout has a dedicated page on whether foreigners can get loans in Thailand with the current lender criteria.
FET paperwork and the fee relief you never qualify for
Money remitted into Thailand to buy a condominium unit needs a Foreign Exchange Transaction form from the receiving bank when the amount exceeds USD 50,000. Below that threshold the bank issues a credit note or a confirmation letter instead. Every purchase in this segment clears the threshold comfortably. The point to watch is that the sender name and the stated purpose on the bank paperwork must match the person who will hold title, otherwise the transfer stalls at the Land Office on the day.
The second point is that foreign buyers do not qualify for the reduced 0.01 percent transfer fee regardless of price. In practice this segment sits outside the measure on two counts at once, the 7 million baht ceiling and the nationality condition.
Frequently asked questions about luxury condos
Which luxury condo projects are there in Bangkok
Among branded residences that have been publicly compiled, the list includes The Ritz-Carlton Residences at MahaNakhon with 209 units, The Four Seasons Residences Bangkok on the Chao Phraya river with 355 units, The Residences at Mandarin Oriental Bangkok with 146 units, Aman Nai Lert Bangkok with 39 units, Porsche Design Tower Bangkok on Sukhumvit 38 and InterContinental Residences Bangkok Asoke on Sukhumvit 16, per Supreme Luxury Property on 20 January 2026. Beyond that group there are many unbranded projects at the same level, so start your shortlist from price per square meter and location rather than from a name list.
At what price per square meter do luxury condos start
Two independent sources put the Luxury tier line at 250,000 baht per square meter and the tier above it at 300,000 baht per square meter, against a Bangkok wide average of 197,000 baht per square meter. To test a specific unit, divide the asking price by the usable floor area and compare the result with those two lines.
How much are common area fees in this segment
Upper tier buildings charge 95 to 150 baht per square meter per month against 35 to 45 baht in a standard condo. A 100 square meter unit therefore pays 9,500 to 15,000 baht a month, or 114,000 to 180,000 baht a year. Ask for the building specific rate in writing, because the range is wide and depends on what services the project provides.
Can foreigners buy luxury condos in Bangkok
Yes, on a freehold basis within the 49 percent limit on total unit floor area in a building. Funds must be remitted from abroad with bank documentation, and amounts above USD 50,000 require a Foreign Exchange Transaction form. Once the quota is full, remaining units are offered on a leasehold basis, which is a long term right to use rather than ownership. Always confirm the quota status of the specific unit before placing a deposit.
Do luxury condos produce better rental yields
On gross yield, upper tier areas sit consistently below outer areas. Phloen Chit and Chidlom run 2.7 to 3.7 percent a year while On Nut runs 4.4 to 5.9 percent a year. Once the higher common area fee is deducted, the gap between gross and net is also wider in the upper segment.
Summary
If you take one thing away, take this. Tier is measured by the price per square meter of the unit, not by the district name or the brand on the door. Divide the price by the floor area, compare it against 250,000 baht and 300,000 baht, and you can place any unit yourself.
Before you place a deposit, ask for three things in writing.
- The common area fee per square meter per month and the list of services that rate covers
- The title status of the specific unit, freehold or leasehold, and how much foreign quota the building has left
- The sale price and appraised value that will be used on transfer day, so you can calculate fees and taxes in advance
