Key Highlights

  • The premium you pay has nothing to do with how famous the university is. It tracks whether the surrounding district is also a working district. The steepest premium in this set reaches 62.5 percent.
  • Choice and price do not move together. There are only 6 rental units around MRT Sanam Chai, against 4,200 around BTS Asok.
  • Condos and licensed dormitories sit under different laws. The Dormitory Act B.E. 2558 restricts residents to students at or below bachelor level who are no older than 25, while a condo follows its own juristic person regulations instead.
  • Parents who buy a unit for a four-year degree and sell straight after graduation land one year short of the five-year specific business tax line. On a 3,000,000 baht unit that is 99,000 baht.

What do condos near universities rent for right now?

Condos near universities in Bangkok and the surrounding provinces start above the entry point for condo rentals citywide, and where a campus falls in that range depends on the character of its district. Every figure on this page comes from PropertyScout listing pages and is set against the citywide starting rent.

Here is the part most guides miss. Rent near a campus is not higher because the campus is there. It is higher because other groups of tenants are competing for the same units in that district. That is why this page reports the unit count alongside the starting rent for every institution. The two numbers answer different questions, and you use them in different ways.

How do you search for a condo near campus without wasting weekends?

Pick the institution first, then apply budget, size and rent or buy

Start from the station or district where the campus sits, and add budget and bedroom count afterwards. Supply varies enormously between districts. If you set a budget first and then pick an area, an empty result page tells you nothing about whether your budget was low or the district was simply thin on stock.

Filter on real walking distance, not the straight line on a map

Thai campuses are walled, with a limited number of working gates. A unit that a map says is 400 meters away can mean close to a kilometre of walking once you follow the wall to a gate that is actually open. Before you commit, trace the route from the building entrance to the gate you would use every day, and time that route instead.

A note for exchange and international students on short stays

Choosing a student condo in Bangkok for a single semester works differently, because many owners here prefer twelve month contracts, and a semester of four to six months narrows the field considerably. Say your intended length up front rather than at the viewing. In districts with deep supply such as Asok and Bang Kapi you will usually find owners who accept shorter terms, often at a higher monthly rate. In thin districts a short term request can remove almost every option you had.

Starting rent and unit count by institution, updated 13 August 2026

Every entry below uses the same four data points so you can compare across institutions directly. The premium is calculated against the 8,000 baht a month starting rent for condos across Bangkok.

Chulalongkorn University, MRT Sam Yan side

If you want to walk to class, the pocket around Sam Yan is the obvious place to start, with older low rise blocks and newer towers sitting side by side. Browsing condos for rent near MRT Sam Yan gives you a feel for what a Chulalongkorn student budget actually reaches.

Chulalongkorn University, BTS National Stadium side

The National Stadium side puts you next to Siam and the shopping belt, which suits students who want the city on their doorstep between lectures. Have a look at condos for rent near BTS National Stadium before you commit to the other side of campus.

Srinakharinwirot University Prasarnmit, BTS Asok side

Thammasat University Tha Prachan, MRT Sanam Chai side

The old town around Sanam Chai is low rise and tightly protected, so residential stock here is thin and moves quickly. Check condos for rent near MRT Sanam Chai early in your search, and keep a second area in mind in case nothing fits.

Thammasat University Rangsit, Pathum Thani side

Rangsit campus sits well outside the city, and the trade off is more space for the same money than anything you will find downtown. Scan condos for rent in Pathum Thani and weigh the commute against the rent before you sign anything.

What do these numbers show that other pages have not?

Rent tracks the district, not the distance to campus

Rank the institutions by rental premium and the order follows neither prestige nor proximity. Thammasat Rangsit sits at 6.3 percent and Kasetsart at 12.5 percent, while Sam Yan and National Stadium both sit at 50 percent and Sanam Chai climbs to 62.5 percent.

The cleanest explanation is that Sam Yan, Sanam Chai and Asok are office and visitor districts as much as they are campus districts. A single unit there is wanted by students, office workers and long stay foreign tenants at once. Around Kasetsart and Rangsit the district is primarily residential, most tenants are there to study or work locally, and prices are pushed up far less.

The practical takeaway is to check whether your campus sits in a working district before you set a budget. In a residential district, moving out one more station usually does more for your budget than shrinking the unit does in a working district.

Choice and price move independently, which is where planning goes wrong

Sanam Chai carries the highest starting rent in this set at 13,000 baht a month, and it has 6 rental units. Asok is lower at 10,000 baht a month and has 4,200. In other words, at Sanam Chai you are not negotiating on price, you are queueing for a handful of units.

The right behaviour differs sharply. In a thin district, have your documents ready before the first viewing and be prepared to decide the same day. In a deep district, view at least three to five units before you put money down, because the gap between the unit that fits best and the first one you see is usually worth the extra time.

How do you choose a unit for a full academic year?

Real walking distance and a route that is safe after dark

Student life does not stop at six in the evening. Exam weeks and project deadlines produce the latest walks home of the year. Walk that route yourself at around nine at night and check three things. Whether the lighting holds the whole way, how many places are still open along it, and whether any stretch of quiet lane runs more than a hundred meters without a break.

How many neighbours are students, and how quiet the building gets at exam time

A building where almost every tenant is a student has a different rhythm of noise from one where students and working residents mix. Ask the juristic person or the building staff directly what share of tenants are students, what the quiet hours rule is, and how many noise complaints were filed last year. Those last two answers tell you more than one walk through a unit ever will.

A condo and a licensed dormitory are governed by different laws, not just different prices

Private dormitories fall under the Dormitory Act B.E. 2558, which requires residents to be studying at or below bachelor level and to be no older than 25, requires separate male and female dormitories, and sets a minimum of 6 square meters per resident.

A condo sits outside that Act and follows the regulations of its own juristic person, which the co owners can amend by general meeting resolution. In practice a condo is more flexible on the age and gender of residents, but rules on visitors, access hours and use of common areas vary widely between buildings. Ask for the regulations in writing before you sign, every time.

The deposit and advance rent you need ready

The Contract Committee notification of B.E. 2568 caps the deposit plus advance rent on a monthly residential lease at three months in total for anyone who counts as a business operator, and requires the deposit to be returned within 7 days of the lease ending. The definition of a business operator covers landlords renting out three units or more.

The point tenants miss is that an individual owner renting out one or two units falls outside that definition. The Bangkok condo market therefore still runs on two months deposit plus one month advance rent as common practice, so budget roughly three times the monthly rent for your first payment either way.

What two extra points apply to foreign students and parents?

Your landlord has a 24 hour reporting duty, and it affects your paperwork

Under section 38 of the Immigration Act B.E. 2522, the house master or landlord must report a foreign national staying at their property within 24 hours. This is the landlord's duty rather than the tenant's, and the fine runs from 800 to 2,000 baht. It matters to you because immigration offices often ask for the receipt from that filing when you extend an education visa or apply for a re entry permit, so confirm at signing that your landlord will file it and will pass you a copy.

Buying for a child studying in Thailand comes with three conditions Thai buyers do not face

Foreign nationals may hold freehold condominium units up to a combined 49 percent of the total unit floor area of a building, so a well established building near a central campus may have exhausted its quota and can only offer leasehold. Funds transferred in above 50,000 US dollars need a Foreign Exchange Transaction form from the receiving bank, with the sender's name and stated purpose matching the name that will go on the title. Foreign buyers also fall outside the reduced 0.01 percent transfer fee measure, so the fee example used further down this page does not apply to you and your closing costs will be materially higher.

On financing, published guidance puts loan to value for foreign borrowers at roughly 50 to 70 percent, with rates around 5 to 8 percent and terms of 15 to 30 years, against the domestic market where the regulatory ceiling currently allows up to 100 percent. The practical effect is that the cash you need up front is far larger, and on a purchase for a four year degree that cash sits idle for exactly the period when the tax position below is at its worst.

Should parents buy a unit for the years of study?

Renting against buying over four years, with the actual figures

The assumptions are a 3,000,000 baht unit, a comparable rent of 12,000 baht a month which matches the starting rent around Chulalongkorn University, rent rising 3 percent a year, a 10 percent down payment, a 2,700,000 baht loan over 30 years at 3.0 percent for the first three years then refinanced at 3.5 percent, common area fees of 1,750 baht a month, and 570 baht in combined transfer and mortgage registration fees under the measure that cuts both to 0.01 percent.

ItemAmount
Monthly instalment11,383 baht for the first three years and 12,061 baht from year four
Cumulative rent over four years602,442 baht
Cash paid out on the buying side over four years939,100 baht
Owner's equity accumulated531,551 baht
Net cost of buying before any selling costs407,548 baht
Apparent advantage to buying before any selling costs194,894 baht

This model assumes the unit's price does not change over the four years, because no reliable Thai dataset forecasts resale prices by location. It also excludes agency costs on the sale, which are agreed deal by deal.

The number almost every calculation leaves out is the five year specific business tax line

A bachelor's degree takes four years. Specific business tax of 3.3 percent applies when a property is sold after being held for less than five years without the seller's name having been on the house registration for at least one year. A plan to buy and sell the moment your child graduates lands on the wrong side of that line by a single year.

CaseAmount
Selling in year four with specific business tax of 3.3 percent on 3,000,000 baht99,000 baht
Net cost of buying once that tax is included506,548 baht
Remaining advantage to buying after that tax95,894 baht
Holding a full five years with a name on the house registration for at least one year, stamp duty of 0.5 percent instead15,000 baht
Difference between those two paths84,000 baht

That leaves two sensible plans. Either decide from the outset to hold for one more year after graduation and rent the unit out during it, or register a name on the house registration for the unit from the first year and confirm the full set of conditions with the Land Department before planning a sale. Both need checking with a tax professional before you commit, and note that the house registration route works differently for non Thai owners, who normally hold the yellow book rather than the blue one.

An advantage of 95,894 baht across four years works out at roughly 2,000 baht a month. That is thin enough for a single event to erase it, such as the unit not selling in the first three months after graduation, or repair work before the sale that was never budgeted. This is why buying for exactly four years is not the clear financial decision it is often assumed to be.

Frequently asked questions about condos near universities

How much per month to rent a condo near Chula

Which university has the most condo options nearby

From the same data set, BTS Asok, the district around Srinakharinwirot University Prasarnmit, has the most units nearby, followed by Bang Kapi around Assumption University Hua Mak campus. MRT Sanam Chai, the district around Thammasat Tha Prachan, sits at the other end with barely any units at all.

Can an international student rent a condo in Bangkok directly

Yes, once you are of legal age. Owners typically ask for your passport, your visa page, proof that you can meet the rent, and often a letter from the university confirming enrolment. Ask which documents a specific owner wants before the viewing, because requirements vary and slow paperwork loses units quickly in districts with thin supply.

Is buying a condo for a child at university better value than renting

Over the four year window modelled on this page, buying comes out 95,894 baht lower in net cost than renting once specific business tax is included. That margin is thin enough to reverse if the unit does not sell to plan. The answer therefore depends on whether you are willing to hold the unit after graduation. If you are, and you rent it out, buying gains a clear edge. If you intend to sell immediately, renting is the more predictable path.

What size of unit suits a student best

A studio or one bedroom covers a single student comfortably. A two bedroom starts to make sense when two people genuinely share the rent, since the Bangkok starting rent for a two bedroom is 10,000 baht a month against 8,000 baht for condos of all types, a 25 percent step that stays well below the cost of renting two separate units.

Summary

Condos near universities are not uniformly expensive, and what actually sets the price is the character of the district rather than the walk to the campus gate. Once you know that, the order of decisions becomes simple. Establish whether your institution sits in a working district or a residential one, then set your budget and decide how many viewings to line up based on how deep the supply in that district really is.
